Frequently Asked Questions

Welcome to our FAQ page, where we answer the most common questions about our home inspection services, testing procedures, and what to expect before, during, and after your inspection. Whether you’re a first-time buyer or an experienced homeowner, this resource is designed to provide clear, helpful information to guide you through the process with confidence.

What areas do you serve?

We proudly serve all of Aroostook County, Maine, including Presque Isle, Caribou, Houlton, Fort Kent, and surrounding towns.

What’s included in a home inspection?

Our standard home inspection includes a full evaluation of the roof, exterior, foundation, heating system, plumbing, electrical, attic, insulation, windows, doors, interior spaces, and built-in appliances. We also offer radon testing, water testing, thermal imaging, and sewer line inspections.

Are you certified and insured?

Yes. Lindsay Lake Inspections is fully insured. Robert McCurry, the owner and inspector, is a graduate in residential construction, a registered radon measurement technician with the State of Maine, and a certified professional through InterNACHI (International Association of Certified Home Inspectors).

How long does a home inspection take?

Most home inspections take between 2 to 3 hours depending on the size and condition of the property. Additional services like sewer scoping or radon testing may add time.

How soon will I get my inspection report?

You’ll receive a detailed, digital report—complete with photos and recommendations—within 24 hours of the inspection. We use Home Inspector Pro software to ensure clarity and professionalism.

What if a problem is found during the inspection?

Our report will clearly explain the issue, its potential implications, and recommend the next steps. While we don’t perform repairs, we can guide you toward specialists if needed.

Do I need to be there during the inspection?

It’s not required, but we strongly encourage you to attend the last 30–45 minutes. This allows us to walk through findings in person and answer any questions directly.

Do you test for radon?

Yes. We use the SunRADON 1028-XP monitor for accurate short-term radon measurements, and we are registered with the State of Maine to conduct radon testing for real estate transactions.

Do you offer water testing?

Absolutely. We collect water samples and send them to A&L Laboratory in Auburn, Maine, for professional analysis. We offer both standard water quality testing and radon-in-water testing.

What is thermal imaging, and why is it important?

Thermal imaging allows us to detect heat loss, insulation gaps, moisture intrusion, and electrical hotspots that aren’t visible to the naked eye. We use the Seek Shot Pro thermal camera as part of our advanced inspection service.

Do you inspect sewer lines?

Yes. We use the Insight Vision Traveler sewer scope to inspect buried drain lines from the home to the street, identifying root intrusion, pipe sagging, cracks, or blockages—especially valuable for older homes.

How do I schedule an inspection?

You can contact us by phone, email, or through our website’s contact form. We’ll respond quickly to get you on the schedule—often within just a couple of days.
